What We Manage
home1
Residential Single Family
Every residential dwelling is different, requiring specific preparations to be made for weather- related events. Services include securing outdoor items to minimize wind driven debris, assessment of the roof to prevent interior damage, security of the property and seasonal preparations such as winterization. Additionally, we will secure the property to prevent squatters, and looters to maintain the value of the property.

Farm & Ranch
With years of Farm and Ranch Experience we can assess the animals onsite to determine how to best liquidate the assets. Setting up temporary care for the animals in the interim, care for the property, maintaining agricultural exemptions for state and local tax purposes is imperative to maintain the value of the land and assets. Maintenance of the agricultural exemption is a critical part of the value in these properties. The loss of agricultural exemption can cause financial penalties on property taxes from prior years, as well as increase property taxes in the future. In some circumstances reobtaining the exemption can take up to 10 years if the exemption can be reclaimed.

Residential Multi Family
We can continue operations of multi family structures including the collection of rent, evictions, maintenance, repairs, replacing tenants, and preparing the finances for forensic accounting to review and determine if illicit activities were taking place in addition to setting the sale value of the property.

Land & Acerage
We can secure land and monitor to ensure the land does not become a dump site which could impose financial penalties by local municipalities. Frequently, these dump sites contain ecologically harmful pollutants and, in some instances, can create environmental issues which heavily degrade the value of the property. In addition, liability to clean the property may fall on the government or the bank, if it is discovered to be an issue during the sale process. If not addressed on the front end, the value of land and acreage can be greatly affected by the clean- up costs of illegal dumpsites and toxic materials which could result in a negative recovery.

Commercial
We can continue operations of commercial structures including the collection of rent, evictions, maintenance, repairs, replacing tenants, and preparing the finances for forensic accounting to review and determine if illicit activities were taking place in addition to setting the sale value of the property.

Industrial
From environmental to health and safety issues, industrial sites offer a unique set of liabilities that must be addressed early in the process to prevent catastrophe. If caustic or hazardous chemicals are left on site or buildings are dilapidated and falling apart, the liability could be a life-threatening safety issue. If the property is not properly maintained there could be heavy fines that would need to be addressed with state and local governments before the property could be transferred. If the property is subject to a lease agreement, we can work with the tenants to ensure that the facility is maintained and that pollutants are not introduced onto the land devaluing the property during the seizure and sale.
